I think the phrase “Behind The Curtain” comes from the timeless movie The Wizard of Oz.
You know when Toto pulls back the curtain on the wizard and everyone learns who he really is.
Well I’m pulling back the curtain on me and the reason I created this website.
Several years ago I answered either an email invite or a radio ad to attend a “free” seminar to learn how to buy tax liens and tax deeds to make ungodly amounts of money. The message particularly resonated with me because at the time I had just become unemployed for the first time in my life! Despite having an MBA, various certifications and years of work experience, I became expendable in my mid 50’s.
I had always dabbled in real estate investing, even when I was in the military in the early 80’s. I’ve been a licensed agent, twice I think. An appraiser, a home inspector and of course an investor. I have been a landlord of single family and multi-units. I’ve done light and major rehab projects. I’ve done “flips” foreclosures, short sales, lease options, “no money down deals”; bought notes and the list goes on.
I’ve had some really nice winners and some great paydays. Altogether I estimate I’ve had 200 deals. However, I’ve also had some real losers, especially in 2007 – 2008! I honestly think I learned more from the losers than I did the winners.
Sorry back to the story! Despite all my real estate investing experience I was a complete novice concerning tax sales so the seminar and the recent unemployment status motivated me. I can recall that first seminar like it was yesterday. How engaging the speaker was, and how easy it all seemed. After all, I think I’m pretty smart and if the people in that room or on their video can do it, then so can I!
So you know what came next! I pulled out my credit card and signed up for the whole enchilada. The trip to Vegas, the mentoring, the coaching, the systems, the DVD’s, the CD’s and everything else that went along with the $30,000 price tag. I was motivated, and my wife was pi@@ed!!
I worked really hard, and I tried hard to make it work. Needless to say it didn’t have the return on my investment that I expected. It really wasn’t until I went rouge, off the reservation, and started doing and finding out things on my own that I had some real success.
Success to me in this business, is defined as having the ability and knowledge to:
- Purchase high quality tax liens and earn a minimum or 18%
- Find, buy and quickly sell tax deed properties
They just weren’t giving me exactly what I needed; instead they wanted me to keep investing more with them. I’ve had about 300 tax sale transactions with tax liens and deeds since then. I’ve learned the ins and outs and some very simple strategies they would never told me.
I’ve even compiled and read the statutes in all 50 states for how they handle tax sale properties. This is in now way to brag, it is only to illustrate that I learned more on my own than with the so called “guru’s and mentors”. Don’t get me wrong the start they gave me was invaluable, and I will not discourage anyone from going that path, IF you can truly afford to do so. I highly discourage anyone from taking out their last financial resources and give it to any one of these TV or seminar guru’s.
